How Much Do Home Inspections Cost And What Do They Cover? 

Home inspections in our area generally cost around $150-$400 depending on how large the home is and how much square footage must be inspected.  As a rule, home inspections are optional and are usually paid for by the buyer to make sure that the home being purchased is in good working condition and needs no major repairs. A home inspector will usually take between 2 - 4 hours to complete an inspection and will provide the client with a detailed report of all code violations, hazardous conditions, non-working items, items not working correctly and items that may need attention in the near future. The home inspector will not repair any items. Also keep in mind that in Texas, all home inspectors must be licensed through the Texas Real Estate Commission (TREC)

Although a home inspection is not required, it is a very good idea to have one done anyway. Even a brand new home will typically have multiple problems that the builder may have missed.  For a sample of the home inspection form used by the inspectors click here
